West Chester, Pa. (April 20, 2011) – Yesterday, Remington Group successfully
completed the relocation of 268 Chester County employees into their new office
space at 313 W. Market Street.
Move
planning started in early August 2010, when the County hired Remington to
oversee the process. We quickly engaged local designer
BHHTait to prepare a furniture design plan
within the County’s approved layout.
The timeframe for the relocation was tight, based on the County’s other lease
expirations. The threat of paying double rent meant there wasn’t enough time to
procure furniture through the lengthy public bid process. Remington recommended
using the State’s COSTARS process, a pre-approved procurement mechanism for
Counties in Pa. This helped us save the County more than $880,000. The furniture
procured also exceeded the County’s sustainability goals.
“This
is the second time Remington has saved the County a significant amount of
money,” said Jackie Emery, Vice President of Remington Group. “When we moved 600
County employees into the Justice Center in 2008, we saved them $425,000.”
In addition to procuring furniture, we also oversaw the logistics of moving the
13 Departments from 3 locations. Since the relocation timetable was tight we
pushed the schedule at every turn.
Remington also ensured that the vendors and laborers employed on the project
were Chester County based, and that disadvantaged businesses (DBEs) were
utilized to the extent possible.
“Working for the County is extremely demanding, yet rewarding,” said Meghan
Grauzlis, Assistant Project Manager at Remington. “Meeting their budgets,
deadlines and procurement processes is like performing magic. But we did it!”

Remington Group, Inc. is currently managing three individual retail
developments, including one at Philadelphia's Progress Plaza at 1501 North Broad
Street, the nation's oldest African-American-owned and developed shopping
center. It was constructed in 1968 under the direction of the Rev. Leon
Sullivan.

The three developments have a combined value of $35 million and include two
"the fresh grocer" supermarkets - at Progress Plaza and at The Shoppes at La
Salle on Chew Avenue in North Philadelphia - and a retail town center along
MacDade Boulevard in Darby. With the addition of the two supermarkets, there
will now be 10 "the fresh grocer" stores in the region. Each store employs 260
workers, making the chain a significant regional employer.
"The significance of each of these projects is that they are in areas that are
underserved by retail developments - especially those that sell fresh fruit and
vegetables," says Bill Connor, President of Remington Group. "And because of
this, the developers were able to access state funding."
Excavation for the $14 million Progress Plaza development started in May in
preparation for the construction of the 46,000 square foot "the fresh grocer"
supermarket, which is scheduled to open in January 2010. The store will have
roof parking for 120 cars. In addition, Remington Group will be responsible for
managing the upgrading of the driveways and parking areas of the entire
development which features two other properties that have been individually
renovated.
Remington Group project manager responsible for the development, Gabe Clark,
says his group presided over a very successful bidding process. "Bidding started
on April 3rd and the contract was awarded on May 1st, an unusually fast
turnaround time. This allowed us to have a shovel in the ground on May 6th."
Another "the fresh grocer" recently opened at The Shoppes at La Salle
development in North Philadelphia on the grounds of a former softball field. It
is a brand new development with the $13.5 million, 50,000 square foot "the fresh
grocer" store as the anchor tenant.
The 42,000 square foot $9 million Darby Town Center at 150 South MacDade
Boulevard will have a Save-A-Lot supermarket as its anchor tenant and is
expected to provide a significant boost to residents in the area. Five other
tenants will complete the complex and construction is scheduled to start in the
fall and completion in June, 2010.

In addition to managing the development, Remington Group facilitated the
lease and construction negotiations, and did the financial project analysis.
"We are very gratified to be working on three urban renewal projects
simultaneously," added Connor. "Each of these developments will undoubtedly add
value to local residents' lives by making fresh food more easily accessible.
They also hold the promise of new employment opportunities."

Remington Group, Inc. has been selected by the Housing Authority of the
County of Chester (HACC) to oversee all activities associated with the
construction of a public housing project in Phoenixville.
“We are experienced project managers,” said William F. Connor, president of
Remington Group. “We have a long track record of successfully managing all
aspects of a project such as this to assure the interests of the Housing
Authority of the County of Chester are protected at all times, and to assure the
project is completed efficiently from a time and cost perspective.”
The project calls for the construction of 50 family townhouse units to be built
at Fairview Village near Fairview Avenue and Grant Street in Phoenixville,
Chester County. The units will include public, tax credit, Habitat for Humanity
and market rate housing. Twenty-five existing units will be demolished prior to
the start of construction. HACC is using special funds known as Replacement
Housing Factor (RHF) funds provided by the Department of Housing & Urban
Development.
Remington Group will serve as the owners’ representative, HACC in this case, to
assure their interests are protected and advanced. Remington Group will oversee,
monitor, and analyze all activities and plans of the private developer from
project planning and budgeting, municipal approvals, and financing through
implementation and project completion.
“HACC owns and operates 232 public housing units throughout Pennsylvania,” said
Tonya L. Mitchell-Weston, Executive Director. “Our focus must be on managing and
maintaining those units and not on the construction of new ones. Remington
Group’s expertise in project management provides assurances that HACC’s
interests will always be protected.”

A recent Remington Group report on a proposed Hyperion refinery project in Union
County, SD is receiving widespread coverage. The report challenges the
local county commissioners to ask hard questions regarding the financial impact
of the facility on the local community and the lack of an emergency response
plan.

New Castle County Dedicates Public Safety Building
On October 25, officials in New Castle County Delaware
dedicated their new public safety building in honor of the late Cpl. Paul J.
Sweeney, the only New Castle County
police officer to die on-duty.
The state-of-the-art facility is 130,000 square feet and is
expected to receive LEED Silver Certification. This is the largest capital
project ever undertaken by the County. Remington Group is providing full
oversight of the construction, voice and data cabling, 9-1-1 technology and
equipment acquisition, furniture acquisition, security, audio-visual, move
management, and demolition.
Prior to the dedication, Remington Group successfully
delivered one of the most critical aspects of this project – the seamless
transition of 9-1-1 service. Not a single 9-1-1 call was missed during the
changeover and first responders noted that things went so smoothly they were not
even aware anything had happened. In addition, we have itemized $4.4 million in
cost savings to date.
